The property was a 3 Decker. The owner had a loan for $550,000 on the property, and the property value was around $420,000. We met with him and negotiated with the bank ( Option One Mortgage was the lender in this case) We negotiated the price to $350,000 with the bank this is Option One SS Approval, You should have your exit strategy, you can either sell this property for 415K Market value, or Wholesale for 370K to an other investor, or you can purchase it and rent it out the outcome is up to you. you Can make an easy 40K profit on this one. or you can list it for 420K and make a cool $70,000 Net profit
Deal #2: This young lady Bought a 3 Family home in Taunton MA, She was living on the first floor and the rest was rented out to family. She had some medical problem and couldn't continue working, one of the tenant was a family member. That person did not pay rent for 1 year. She defaulted on the loan. this case involve 2 loans by the same lender. the amount of the two loans were $370,000, we offered $192,000 in total for both loans this is Accredited Home Lender. Now you can sell this property for 225K and walk away with a nice $33,000 NET Profit in your pocket.
Deal #3: This one was a nice little property in Randolph MA, Homeowners a young couple, who piled up too much debt, and there was a death in the family, plus the ARM ( Adjusted rate Mortgage) on their loan started to kick so they could not afford the mortgage and fell behind. They had two loans on the house with two diff Lender. first one was $312,000, and the second was $32,000. The total we pay for both of them was $250,000. This is both of the Approvals. CITI Residential Lending Approval&SLS Approval. you can make at least $50,000 NET PROFIT by selling the property for $300,000 or you can wholesale for 270K and call it a deal.
